Leasing Manager (SM City Pampanga)
RESPONSIBILITIES:
PURPOSE OF THE POSITION
To conceptalize, develop, and create strategies, polices, projects and procedures that will increase, improve and maximize tenant occupancy of the malls; review, analyze,propose and advise management and tenants on product/service mix concepts, construction requirements and compliance to contractual obligations; oversee the administration and integration of sales and marketing functions in order to ensure improvement of the performance of tenants, tenancy and leasing operations for the purpose of actualizing target rental income budget and planned occupancy levels; and achieve tenant satisfaction within the limits and conditions provided by the mall management and other related regulations, company policies and procedures, convention and practices that have been established.
AREAS OF RESPONSIBILITY
Income Generation
To check, oversee, monitor, conduct leasing operations and rental income, promote and market product/service in order to sustain and improve company rental income and budget.
Lease Management
To screen and evaluate proposals for applicant tenants as well as their business history; plan and oversee the development and installation of procedures and policies in order to check, monitor and undertake appropriate activities to establish, sustain and expand business relationships with existing and potential tenants and strengthen market base as well as achieve occupancy targets sets by the company.
Market Research and Analysis
To cooperate with tenants and review income projection and performance and conduct market research or competitors analysis in order to design, install, implement and review programs and activities intended to increase marketing performance of tenants and company.
Tenant Management
To implement standardize systems and tools for communication, performance management, discipline and other functions affecting relationships between the management and tenants in order to strengthen and improve relationships and productivity of tenants and the organization.
Lease Documentation and Administration
To validate, oversee and ensure the documentation of lease transactions and approved leasing agreements with tenants, to ensure compliance to contractual obligations and/or changes in company policies and procedures affecting the terms and conditions of their lease, in order to provide management and tenants, business-relation satisfaction.
Training and other Support Programs
To collaborate with respective department representatives in order to design, install, implement, integrate and review programs and activities intended to prepare and support the department and its personnel toward achieving established goals and objectives.
REQUIREMENTS:
Candidate must possess at least a Bachelor’s/College Degree or Post Graduate Diploma / Master’s Degree in Business Studies/Administration/Management, Marketing, Property Development/ Real Estate Management, Humanities/Liberal Arts or equivalent.
At least 3 year(s) of working experience in the related field is required for this position.
Preferably Assistant Manager / Managers specializing in Property /Real Estate or equivalent. Job role in Property Leasing or Property Management.
Full-Time positions available.
Applicants should be Filipino citizens or hold relevant residence status.
MINIMUM REQUIREMENTS
Education and Experience
Graduate of any four-year business-related course, with 3 years experience in marketing and sales.
Specific Knowledge
Knowledgeable in marketing and sales; excellent technical and communication skills; and, strong analytical, interpersonal and presentation skills.
Business Understanding
Understand and practice in market research and marketing management; knowledge in building and land law; and, ability to relate with financial concepts and analysis
